When you’re planning the improvements, you’d like to make to your home, put energy-efficiency upgrades near the top of the list if you want to shorten the time it may take to sell it in the future. The National Association of Realtors (NAR) conducts an annual survey among home buyers that consistently rates energy efficiency as one of the most important factors that buyers want.

It’s not surprising that energy efficiency is such an important factor in purchasing decisions since energy costs can be a significant drain on a family’s budget. The National Association of Realtors reports that these are the upgrades buyers value:

  • Energy-efficient HVAC equipment. Since half of the energy costs for the typical family go toward heating and cooling the home, it’s no surprise that buyers want efficient equipment.
  • Efficient appliances. If you need to replace any of your appliances, look for the Energy Star or Most Efficient label. Besides heating and cooling, your water heater consumes the most energy, followed by the refrigerator and laundry appliances for the typical family.
  • Replacing your light bulbs with CFLs and LEDs is something you can do to make energy-efficiency upgrades that buyers want.

As you make these improvements, be sure to keep copies of all the contracts (in the case of HVAC replacement), receipts, and the Energy Star or Most Efficient label from the box or adhesive label on the appliance. When you get ready to sell your home, make copies of them and give them to the Realtor you select to sell your home.

Another project to demonstrate that yours is an energy-efficient home is to have an energy evaluation from a professional energy auditor or HVAC contractor to find the weaknesses in your home’s envelope and ductwork. In most cases, sealing the air leaks, adding insulation, and fixing ductwork problems are inexpensive projects that improve your home’s energy efficiency and value.
