The best thing about spring is that this is a great time to start working on essential home maintenance procedures. Well, maybe this isn’t exactly the best thing about spring, but it’s still something you need to complete. The following spring maintenance tasks should help you save money while making your home a more comfortable place to live.

  • Over the long New Jersey winter, ice and snow can damage your gutters and drains, and if they aren’t draining properly, either because of damaged gutters or blocked drainpipes, water can seep into your walls and foundation, causing serious damage. Also, take a look at your roof to see if you’re missing any shingles. These will need to be replaced.
  • Clear leaves, sticks, and other debris away from your outside A/C condenser/compressor unit. This can impede airflow that’s essential to the condensing coil’s heat-exchange process.
  • Inside your home, change the air filter in your furnace blower if you haven’t done so recently. A fresh air filter can handle your A/C’s workload once it gets hot and steamy later this spring and summer. In contrast, a clogged filter will waste energy and money, stress parts, shorten your HVAC system’s service life and degrade indoor air quality.
  • Replace worn weatherstripping and apply caulk where needed, especially around windows and doors. Air sealing is just as important during the summer as it is during the winter since heat gain can force your A/C to work harder than necessary.
  • Schedule a spring tune-up for your HVAC system. Your technician should complete a variety of tasks, including cleaning coils and other essential components of your cooling equipment, lubricating motors, checking system controls, adjusting airflow, inspecting the condensate pan and drain, and checking the refrigerant level in your A/C or heat pump. Your thermostat also should be checked for proper operation.
