PipeWorks Services received a call from a frequent customer in South Orange about a problem with her air conditioning. It wasn't working properly at all! We sent out our professionals to assess the situation.
Our technician, Zach, arrived to home to perform a PipeWorks services cooling inspection that is included in our service membership. Zach discovered that the first floor system fan motor was not working. Zach proceeded with providing options to repair. However, the customer applied for financing and decided to just replace the system completely.

A new customer in Fairfield, NJ called and said her toilet was clogged. Luckily Pipe Works Services was the right company for the job. Our technican was dispatched the same day and we proceed to do the drain cleaning. after just a brief time, we were able to unclog it and restored the fixture to proper work flow. A frequent customer of Pipe Works Services wanted a technician to visit their home to look at their boiler. There were a few problems, including a leak near the return and the old drain needed replacing.
Pipe Works Technician Zach was able to install a new gauge glass assembly. He fixed the leaking pipe near the return and installed 2 new boiler drains. Zach also replaced the thermocouple and cleaned the burners. With all this work finished, Zach left the boiler operating normally and it is now ready for fall and winter!
Pipe Works Services received a call from a long time customer located in Maplewood, NJ about their Kohler generator maintenance . Our technician Jimmy was dispatched and examined the generator. Jimmy performed a full generator maintenance. He replaced the spark plugs, installed new filters and performed a full oil change. Jimmy also replaced the battery . Jimmy programmed the control and left operating normally. Now this customer is ready for any severe weather that might knock out power!
Customer in Montclair, New Jersey having a problem with pipes freezing in basement bathroom. We opened the basement bathroom walls to expose water lines Spray foam the walls and areas around the piping with 2 inches of closed cell spray foam to air seal and insulate all exposed water lines. Opened kitchen over hang from the outside of the home. Spray foamed the underside of the kitchen over hang to air seal and insulate the piping with 2 inches of Closed Cell Spray Foam.
Pipe Works Services Inc excavated approximately 10.0 feet deep and exposed the 4 inch Main sewer Cast Iron and clay sewer pipe. We then cut open the Main sewer line and Hydro-Jet the entire sewer line. We will Hydro-Jet the entire line and re camera to ensure proper flow and drainage. We then installed a 2 way clean out for future access and used the Picote machine to finely hone the inside of the sewer pipe and prepare the pipe for the permanent-Liner.
Pipe Works Services, Inc. will drill 2-9/16" holes between the joist of the garage ceiling. Pipe Works Services Inc. will dense pack our TruSoft Cellulose Insulation though the drilled holes, filling the cavities between the joists. Pipe Works Services Inc. will plug the holes and seal with joint compound.

Install 'SuperKneeWall' upgrade by bolting 1" Thermax fire rated insulated foam board to rafters then air sealing all seams with one part spray foam in both knee walls off master bedroom and attic above sun room. Entry to the knee wall is through a blank vent cover. All open access ponts will be closed off with 1/2" sheetrock tape and one coat of spackle. Paint is not included.
Install 'SuperKneeWall' by cutting access in sheetrock wall in guest room closet at front of house over entry way then bolting 1" Thermax fire rated foam board insulation to rafters and air sealing all seams. Access will be closed up with 1/2" sheetrock taped and one coat of spackle. Paint is not included.
Remove and dispose of existing fiberglass insulation in attic.
Air Seal and Insulate 'traditional' attic by closing all accessible penetrations and top plates using expanding polyurethane foam and then blowing in approximately 14" R49 TruSoft cellulose including plywood retention dams around attic hatch.
Upgrade porch ceiling/cantilever floor by removing gutter and fascia board filling cavity above exposed area with dense-packed TruSoft cellulose insulation then reinstalling fascia and gutter. Some touch up paint may be needed and is not included.
Upgrade 2'' x 4'' wall insulation with inserted dense-packed TruSoft cellulose insulation by. removing individual shingles and drilling sub-wall, dense packing each bay with TrueSoft cellulose plugging all holes then reinstalling the shingles. All nail holes will be caulked.
Construct OSB walls around customer installed storage deck and attic pull down stairs. Supply and Install ventilation baffles as necessary in joist bays where soffits are active. Upgrade existing attic insulation by blowing in approximately 9" (R32) loose TrueSoft cellulose over existing fiberglass. Install one attic pull-down stair hatch cover to provide insulation and air seal of the hatch. Cover is made with 4'' (R20) SilverGlo EPS foam board insulation all seams sealed with one part foam
Pipe Works Services will supply and install Closed cell spray foam on the underside of the roof and end walls in the third floor walk up attic that is being converted into finished space. We will install approximately 3" closed cell foam on the under side of the roof including the space behind the knee wall.
Upgrade crawlspace by applying approximately 2" closed cell spray foam over exterior walls of crawl space and rim joist including thermal barrier paint. Install drainage matting over dirt floor followed by TerraBlock foam mat floor insulation and covered with 20 mil. thick CleanSpace liner. Supply and install one Everlast crawl space door including all necessary framing. Supply and install one Crawl-O-Sphere crawl space air exchange unit in the crawl space. The unit will be mounted to the ceiling in the crawl space and draw air by a duct from the conditioned space of the basement into the crawl space. An accessible electrical outlet is required in the crawl space. We will install ice shield around the door where water drips down from the porch door into the crawl space to prevent water from leaking into the crawl space.
Supply and install approximately 2" Lapolla Foam-Loc 2000 4G closed cell spray foam with an R value of 6.8 per inch to the front wall and two side walls and the back Sheetrock wall adjacent to the warehouse designated as office space at 61 East Willow Street in Millburn. No Thermal barrier paint is required as the walls will be covered with Sheetrock by the general contractor at no cost to Pipe Works Services.
Supply and install approximately 2" Lapolla Foam-Loc 2000 4G closed cell spray foam with an R value of 6.8 per inch to the ceiling of the space designated as office space at the front of the building.
Reduce heat loss and infiltration of cold air by sealing and insulating the Rim Joist area with approximately 2" closed-cell polyurethane spray foam insulation. Foam applied to all exterior rim joist and the rim joist separating the garage from the crawl space.
-CleanSpace Crawl encapsulation with 2'' Silverglo bolted and air sealed to side walls, drainage matting 1" TerraBlock foam matting over floor sealed off with 20 mil. CleanSpace vapor barrier over entire floor and up wall approximately 6"
Remove and dispose of existing mineral wool insulation currently installed between rafters of roof deck in attic.
-Convert attic to extension of conditioned space by installing average of 3'' (R-20.4) thick closed-cell spray foam on roof and end walls including ignition barrier paint. All existing ventilation will be closed off with foam board and covered with foam, All occupants including pets must remain out of the home during the foam installation and for approximately 24 hours afterward.
Remove shelving unit in closet.
Remove approximately 3x3 section of Sheetrock ceiling.
Apply approximately 2" closed cell spray foam to area where plumbing lines run to help prevent from freezing.
Patch in hole with a combination of sheetrock and and access panel to close up the access point.
Reinstall existing shelving unit.
Main Crawl Space: “Includes the entire space off the utility room”
-Clean up and dispose of loose debris through the crawlspace.
-Install dimpled drainage matting through the entire crawlspace over the floor.
-Install 1 layer of Terra block foam board over the entire floor of the crawlspace.
-Install 20 mil plastic heavy duty vapor barrier on the floor encapsulating al the floor.
-Supply and Install 2 inch silver glo foam board insulation on all the crawlspace exterior walls to insulate the crawlspace.
-Spray foam all exposed exterior rim joist with 2 inch closed cell spray foam.
Pipe Works Services will cover and protect all areas where work is being performed.
Pipe Works Services, Inc. will test the moisture content of the underside of the roof, the gable walls and the between the sudds of the framed out wall. Please note that a minimum of 19% is required for the foam to adhere to the surface.
Pipe Works Services Inc. will remove the existing foam board between the joist of the underside of the roof and between the studs of the gable walls, and dispose of in the cutomer’s Dumpster.
Pipe Works Services Inc. will install approximately 3” of high density closed cell foam insulation between the joist of the underside of the roof, and approximately 2” between the studs of the gable walls and the the framed out wall.
Remove multiple courses of brick from underneath the sun porch to gain entry to crawl space.
* This unknown condition under the porch will be explored and if we find any challenges in insulating it we will discuss with the customer before any additional work is needed.
- Remove any old insulation from the underside of the porch flooring, bag and dispose of.
-* If the underside of the porch is open we will Spray Foam Insulate from under the porch flooring including the full rim joist.
-* If the underside of the Porch is enclosed we will encapsulate it as per the following:
- Install dimpled drainage matting to floor of crawl space.
- Install Terrablock insulation on top of matting as a vapor barrier.
- Install Clean Space 10 Mil liner to entire crawlspace and seal all seams.
- Install 3” of Lapolla Closed Cell Spray Foam around the entire rim joist/sill plate of the crawl space. * customer understands that with a signed agreement, Pipe Works Services, Inc. will visit the site previous to the scheduled project to remove the brick work and inspect the crawl space throughly to ensure no hidden issues are observed as a final inspection and if there any all work will be signed off on and approved by the Customer before the project is started.

Remove 1 row of cedar siding from the front and right side of the home on the first, second and third floors.
-Drill a 2 1/2 inch hole in each bay to access the stud cavity.
-Dense pack each cavity with Tru Soft Cellulose Insulation.
-Plug all holes created with Pine wood plugs.
-Re-Install all siding removed. Wood putty and caulking included.
Dense pack between garage ceiling and the sun room floor.
-Drill holes between wood framing and the floor from outside the sun room and dense pack with TruSoft cellulose insulation in each floor "bay". Starting from the house and working out to the edge of the sun room. Each bay is approximately, 8" thick.
-Remove the piping from the old radiator and investigate if it is possible to remove from under garage. If so, we will fill the hole from below with cement and rough plug the hole above with pine.
Insulate the two sections under the dining room and kitchen that protrude beyond the house foot print
-Open the two areas outside under the Dining room and Kitchen to access the space and how it is framed. Depending on the framing and if it is closed with Plywood we will:
-Drill 2 1/2 ' Holes and dense pack each bay with Trusoft Cellulose.
or if is open framing:
-Spray foam the joists and sill plate (where it meets the house) with 3" of closed cell spay foam.
- Once both areas are fully insulated and air sealed we will re-install the existing siding.
Dense pack the walls of the sun room.
-Drill holes between the walls of the sun room and dense pack with TruSoft cellulose insulation in each wall "bay". Each wall bay is approximately, 3" thick.
Pipe Works Services, Inc. will remove sections of the siding and drill 2-9/16” holes between the studs of the exterior walls.
Pipe Works Services Inc. will dense pack our TruSoft Cellulose Insulation between the cavities of the studs through the drilled holes of the exterior walls.
Pipe Works Services Inc. will plug the holes and seal airtight.
Pipe Works Services Inc. will re-install the removed sections of the siding.
Pipe Works Services Inc. will remove the plastic sheeting on the entire crawl space floor and any object projecting from the dirt floor. We will remove any covering or batt insulation in the crawl space ceiling and prepare for the installation of spray foam.
Pipe Works Services Inc. will install approximately 3" of high density closed cell foam insulation on the rim joist of the crawl space.
Pipe Works Services Inc. will seal off all the crawl space vents. We will then install approximately 2" of high density closed cell foam insulation on the crawl space walls.
Pipe Works Serives Inc. will install a dimpled plastic drainage matting across the cold dirt crawl space floor to create an airspace and thermal break.
Pipe Works Services Inc. will install TerraBlock foam insulation over the drainage matting and spiked down.
Pipe Works Services Inc. will install the heavy duty CleanSpace crawl Space Encapsulation liner permanently across the crawl space floor, sealed with mechanical fasteners to the walls and spiked to the floor. The CleanSpace liner features Ultrafresh anti-microbial ingredients in the product.
Results - much lower humidity - much warmer floor above - less drafts - more comfortable home.
Pipe Works Services, Inc. will install approximately 3” of high density closed cell foam insulation on the rim joist and sill plate on the front and driveway-side walls in the basement.
Pipe Works Services Inc. will densepack our TruSoft Cellulose Insulation between the cavities of the studs on the exterior walls of the kitchen.
Pipe Works Services Inc. will install approximately 2” of high density closed cell foam insulation between the studs between the cabinets.
Pipe Works Services Inc. will enter the crawl space in the attic through the access opening. If that opening is too small, we will have to widen it to gain access.
Pipe Works Services Inc. will air seal any accessible opening directly above the kitchen cabinet.
Crawl Space encapsulation under the powder room in the back of the home and under the sunroom
Pipe Works Services, Inc. will apply CleanSpace under matting on the entire crawlspace floor as a vapor barrier. Then we will Permanently apply the CleanSpace encapsulation liner to the floor and approximately 12 inches up each wall.
Pipe Works Services, Inc. will seal any and all vents or gaps to the outside with our insulated SilverGlo foam blocks and air sealed with expanding foam. The open cavities at the top of the walls are sealed. Then the walls are insulated with SilverGlo Foam insulation boards across the entire walls around the outside of the crawlspace with all seams and edges air sealed with expanding foam.
The window/vent to the crawlspace under the sunroom will be sealed off from inside the crawlspace.
Our technicians Washington and Shakil ran gas piping and connected to existing feed. They performed a pressure test on gas line left gauge on 15psi. They then cemented around flue pipe for the boiler. Washington added gas valves and union to gas line coming out of meter. A thermostat was installed and wire from basement to 1st floor hallway where thermostat is going to be. They went over locations of radiators and piping.
Our technician arrived on site to repair a broken storm drain going towards the dry well on the back left side of the property. He camera inspected the line and located the existing storm line. He then exposed the existing 4 inch schedule 35 pipe once exposed. The technician also found a broken section of pipe where massive amounts of tree roots penetrated the pipe. We then removed approximately 2 feet of broken schedule 35 pipe then the hydro jetted upstream and downstream of the storm line. We then re-camera the line to insured proper flow and then installed schedule 35 piping with one couplings on each side. Next we then back filled with existing spoils and tested to be sure all is working properly.
Our technician arrived onsite for a jammed garbage disposal. After attempting to un-jam it, we gave options to replace. We removed the existing disposal and installed a new switch operated Insinkerator disposal. We then connected it to the waste system and tested for proper operation and leaks.
Our HVAC technician went to a customers home to perform a cooling PSA. He replaced customer supplied filters, HEPA filters, inspected condensate line, inspected refrigeration levels and tested for proper system function. The system 2 Second Floor required him to replace a customer supplied filters, HEPA filters, and he inspected condensate line, inspected refrigeration levels and tested for proper system function.
Our technician returned to perform some repair work. The water company stated hey had issues shutting off the main at curb, but upon arrival we found the water was off to home. He removed the old gate valve along with old PRV. The tech used all necessary pipe and fittings to re-pipe the water main set up. He then installed a new full port ball valve before meter, re-piped water meter, and installed new PRV. He also installed new water shut off after PRV. With water off drained water heater removed old failed expansion tank as well as old relief valve. The tech found the relief valve fully clogged with sediment and build up due to hard water. Again advised and reiterated benefits a softener would have on this home.
Customer state that her sump pump has failed , upon arrival the tech found strong stagnant smell concentrated in sump pump pit. Water was very oily due to failed pump. The tech provided options and replaced sump pump by installing a new sump pump along with new check valve tested for proper function.
Our technician performed cooling psa, He found the condenser coil packed with debris. He discussed cleaning with customer and she agreed to proceed. He removed panels and performed condenser coil cleaning. Then he rinsed the coil and put panels back on. The technician advised the customer to have the plants cut back from around the condenser and the mulch not covering the condenser.
Our technician looked at multiple plumbing issues in the customer's master bathroom. The 1st one was the sink on the left is draining slow. 2nd one is the sink on the right has a handle that is hard to turn. 3rd item is the shower drain is very slow. He checked the right side sink and found both handles turning very easily. He showed the customer and she was surprised. The tech advised her to keep an eye on it and to let us know if it happens again. He looked at slow drain on the other sink and the shower. The tech removed the grid for linear drain in shower and snaked with small handheld machine. The technician removed hair and soap from the drain and also removed hair from the grid. He Ran shower to test operation of drain, tested functional.
Our technician arrived onsite for a leaking valve at a customer's home. He found the basement bathroom toilet shutoff leaking. The technician looked at the main water shut off and found the gate valves that would not turn. He advised the customer that they need to be replaced and left several estimates to replace all necessary valves, fittings and piping.
Our technician went to a customer's house who is having issues with the upstairs air conditioning system. She stated it was not cooling properly. Upon arrival the Pipe Works Services tech inspected the unit. The tech also found the air filter dirty and in need of replacement. Also after inspection of outdoor unit testing temperatures and pressures to determine refrigerant levels he found the system to have a line set restrictions at the indoor metering device. The entire AC system is from 2004 and he advised the customer on repair options including cost of refrigerant which could be up to 7lbs. Also evacuating the system, replacing metering device, and then putting system in a vacuum to extract all moisture and non condensables after repairs are made. Once all that is done system can be charged with new r22 refrigerant. Advised this is not cost effective dude to system already at life expectancy.
Our technician went to a home where the customer stated his AC was not working. The tech found an extremely plugged filter causing the airflow restrictions and system was not able to cool. He also found the outdoor condenser coil extremely plugged up not extracting heat properly. The tech advised the customer to replace the filter. He also performed condenser coil cleaning as well. The system had a temperature drop across the evaporator coil of 15 degrees and pressures within proper specs indicating proper charge.
Our electrician arrived to job to trouble shoot and electrical outage in the basement of a customer's home. He found no issue with electrical panel and checked for a bad connection in local outlets and switches, he found a broken neutral wire. The traced wiring to the finished ceiling and could not identify where it went from there. The technician presented an option to the customer to refeed the circuit from existing wiring in the boiler room. The electrician ran wiring from the ceiling box to light location by boiler to restore power.
